The short answer: Maize sits on Wichita's northwest edge and has grown fast in the last few years. What makes it different for buyers is USDA. When I checked USDA's eligibility map in November 2026, the Maize city area did not show up as ineligible. That means some Maize homes may qualify for a USDA loan with no down payment, as long as your household income and the property fit the rules. I serve Maize from our Wichita office on East Douglas.
What buying in Maize looks like
Maize started as a railroad town. The city's history says its post office opened on February 1, 1886, as the first stop out of Wichita on the Wichita & Colorado line, and Maize incorporated in 1915. The same history counts only 266 people in 1950. It's a very different place now.
Census figures show how much it has changed:
- About 7,850 residents in July 2025, up about 36.8% from the 2020 count. That's the fastest growth of the five Wichita-area towns I've written up.
- About 50.6% of homes are owner-occupied, so there are plenty of renters too. If you're renting in Maize now, you may be able to buy without leaving the area.
- The median value of owner-occupied homes was $276,200 (2020–2024 ACS). That's an estimate across all homes, not today's prices.
- The average commute was about 18 minutes, the shortest of the five towns.
Schools: Maize USD 266 works a little differently
Maize USD 266 says it serves more than 8,000 students in Maize, northwest Wichita and the surrounding area. Here's a detail many buyers don't know: elementary placement isn't based on boundaries. You have to live inside the district, but the district assigns elementary students based on enrollment, class size and siblings. Intermediate, middle and high schools do use a boundary map.
Your to-do: Before you write an offer, look up the exact address on the district's boundary map. If a particular elementary school matters to you, call the enrollment center and ask how placement works.
Loan options Maize buyers ask about
- USDA loans. USDA Rural Development guarantees loans with 100% financing in eligible areas for buyers whose household income doesn't go over 115% of the area median. The home has to be your primary residence. Eligibility goes by address, so we'll check the specific home. See the USDA loans near Wichita guide.
- FHA loans. HUD says down payments can be as low as 3.5% for buyers who qualify. See FHA loans in Wichita and Kansas.
- VA loans. For eligible veterans and service members, see VA loans around Wichita and McConnell.
- Conventional loans. These are often the simplest choice when your credit is strong. See conventional loans.
Down payment help
Maize is outside Wichita city limits, so KHRC's First Time Homebuyer program isn't ruled out by location. Maize is also on KansasDPA's eligible-areas list. Both programs have income limits and other rules, and both work through approved lenders. Ask me early which could fit your loan. See the Kansas down payment assistance guide or the assistance finder.
Two more Maize checks
- Taxes. Look up the home's appraisal and tax history through the Sedgwick County Appraiser. Newer subdivisions can carry special assessments, so ask your agent and look at the tax bill.
- Flood and insurance. Check the address on FEMA's Flood Map Service Center. Get an insurance quote early, and ask about the wind and hail deductible.
