SERVING DERBY FROM OUR WICHITA OFFICE

Buying a Home in Derby, KS: A Mortgage Guide From a Wichita Lender

Plain answers for Derby buyers, from McConnell families to first-timers, with a few local things worth checking.

The short answer: Derby is one of the bigger towns in the Wichita area, and the one with the closest ties to McConnell Air Force Base. Most of the buyers I talk with there are comparing FHA, VA and conventional loans. Because Derby sits outside Wichita city limits, some Kansas down payment help that won't work inside Wichita can still be an option there. I serve Derby from our Wichita office on East Douglas, and I'm happy to walk you through all of it.

What buying in Derby looks like

According to the city's own history, Derby went by El Paso until 1956. Today it's a full-size suburb, with an estimated 26,600 residents in July 2025 (Census Bureau). Rock Road is the main strip, with a hospital that opened in 2019, Rock River Rapids aquatic park, shopping and medical offices.

Some Census numbers (2020–2024 American Community Survey) to set expectations:

Schools: check by address, not by city

Derby Public Schools, USD 260, has nine elementary schools, two middle schools and Derby High School on Rock Road. The city notes that the district also serves McConnell Air Force Base, the Oaklawn area and parts of south Wichita. School lines and city lines don't match. A home with a Wichita mailing address could be in USD 260, and a home close to Derby could be in a different district.

Your to-do: Before you write an offer, put the exact address into the district's address locator tool.

Loan options Derby buyers ask about

Down payment help in Derby

Kansas Housing Resources Corporation's First Time Homebuyer program can't be used inside Wichita city limits, but Derby is outside them. KHRC's own fact sheet even features a Derby buyer. The program has income limits, inspection rules and other requirements, and it works only through KHRC's participating lenders. Derby is also on the eligible-areas list for KansasDPA, a program issued through Sedgwick and Shawnee counties. Ask me early which programs could work on your loan. Here's the full Kansas down payment assistance rundown, or try the assistance finder.

Three Derby-specific checks before you offer

  1. Property taxes. Look up the home's appraisal and tax history through the Sedgwick County Appraiser. Two homes a few miles apart can be in different taxing districts.
  2. Flood maps. Derby grew up along Spring Creek, and the Arkansas River is close by. Check any address on FEMA's Flood Map Service Center.
  3. Roof and insurance. Get a homeowners insurance quote early, and ask about the wind and hail deductible.

Frequently asked questions

Do you have an office in Derby?

No. I serve Derby from our Wichita office at 3234 E Douglas Ave. Most of the work happens by phone, email and secure upload, and we can meet in Wichita.

Which school district is a Derby home in?

Many Derby homes are in Derby Public Schools, USD 260, but district lines don't follow city limits. Check the exact address with the district's address locator tool before you make an offer.

Can I use a VA loan to buy in Derby?

If you're an eligible veteran, service member or surviving spouse, yes, as long as the home and the loan meet VA requirements. You'll need a Certificate of Eligibility, and I can help you request it.

Is Derby eligible for USDA loans?

When I checked USDA's eligibility map in November 2026, most of Derby showed as ineligible. The map can change, so check the specific address on USDA's eligibility site or ask me to check it.

Is there down payment assistance for Derby homes?

Possibly. Derby is outside Wichita city limits, so the KHRC First Time Homebuyer program isn't ruled out by location, and Derby is on the KansasDPA eligible-areas list. Both have their own rules and lender requirements, so ask early.
