Buying a Home in Goddard, KS: A Mortgage Guide for West-Side Buyers

The short answer: Goddard is west of Wichita along US-54/Kellogg. It's growing quickly, it's mostly owner-occupied, and households there tend to be on the larger side. For buyers, the standout is that the Goddard city area did not show as ineligible on USDA's map when I checked in November 2026. A little Goddard history

According to the city, the area started as a stop about ten miles west of Wichita called Ten-Mile Post and later Ten-Mile Corner. The town was platted on September 20, 1883, and named for J.F. Goddard of the Santa Fe Railroad. Goddard incorporated in 1910. The name Afton, which you'll know from Lake Afton southwest of town, goes back to an early post office and a creek a farm family named after the song "Flow Gently, Sweet Afton."

What buying in Goddard looks like

Census numbers paint a clear picture:

• About 6,640 residents in July 2025, up about 30.4% from the 2020 count.
• About 79.1% of homes are owner-occupied, with about 3 people per household on average.
• The median value of owner-occupied homes was $242,800 (2020–2024 ACS). That's an estimate across all homes, not today's prices.
• The average commute was about 25 minutes, the longest of the five Wichita-area towns I've written up. That's worth knowing if you'll be driving into town every day.

In plain English: lots of families, steady growth, and a bit more drive time in exchange for space.

Schools: Goddard Public Schools, USD 265

USD 265's offices are at 201 S. Main in Goddard. The district runs more than one high school, Goddard High School and Eisenhower High School, so which one a home feeds into depends on the boundary lines.

Your to-do: Look up the exact address on the district's school boundaries page before you write an offer.
