The short answer: Haysville sits just south of Wichita in Sedgwick County. By Census estimates, it has the lowest median home value of the five Wichita-area towns I've written up, which makes it a natural place to look if you're a first-time buyer watching your budget. FHA, VA and conventional loans are the usual options. Because Haysville is outside Wichita city limits, some Kansas down payment help that won't work in Wichita may work here. I serve Haysville from our Wichita office on East Douglas.
What buying in Haysville looks like
Haysville is a steady, established town, not a boom suburb. The Census Bureau's numbers:
- About 11,350 residents in July 2025, close to the 2020 count (up about 0.8%).
- About 75.7% of homes are owner-occupied.
- The median value of owner-occupied homes was $161,800 (2020–2024 ACS). That's an estimate across all homes, not today's prices, but it's well below the other four towns on this list.
- The average commute was about 20 minutes.
Haysville has also been through a lot. The National Weather Service documents the tornado of May 3, 1999, that hit the town. The city's comprehensive plan says the original town had been named a Historic District in 1991, that many of its historic landmarks were destroyed in 1999, and that a Historic Master Plan was adopted in 2004. So you'll find a mix of older homes, homes rebuilt after 1999 and newer construction.
Schools: Haysville Public Schools, USD 261
USD 261 covers 36 square miles in south-central Sedgwick County and calls itself the 18th-largest district in Kansas. It has six elementary schools, two middle schools, Campus High School and Haysville High School/Tri-City Day School. The district lists three National Blue Ribbon Schools: Campus High (2013), Oatville Elementary (2014) and Ruth Clark Elementary (2017). Voters approved a bond in 2025 for facility improvements, safety upgrades and new construction.
Your to-do: Check the exact address on the district's boundary map, since district lines don't match city limits.
Loan options Haysville buyers ask about
- FHA loans. HUD says down payments can be as low as 3.5% for buyers who qualify, and FHA is often a good fit when your credit is still being built. FHA appraisals also look at the home's condition, which matters with older homes. See FHA loans in Wichita and Kansas.
- VA loans. For eligible veterans and service members (McConnell is a short drive away), see VA loans around Wichita and McConnell.
- Conventional loans. See conventional loans.
- USDA loans. When I checked USDA's map in November 2026, the Haysville city area showed as ineligible, so most Haysville buyers plan on FHA, VA or conventional.
Down payment help
KHRC's First Time Homebuyer program can't be used inside Wichita city limits, but Haysville is outside them. Haysville is also on KansasDPA's eligible-areas list. Both programs have income limits and their own rules, and both work through approved lenders. KHRC also requires the home to pass an inspection. Ask me early which could fit your loan. See the Kansas down payment assistance guide or the assistance finder.
Haysville checks before you offer
- Inspect the big items. In an older home, pay close attention to the roof, furnace, water heater and foundation. Repairs can affect FHA and assistance approvals as well as your budget.
- Flood maps. Check the address on FEMA's Flood Map Service Center. Some down payment programs, including KHRC's, can't be used in certain flood zones.
- Taxes and insurance. Look up the home on the Sedgwick County Appraiser site, and get an insurance quote early, including the wind and hail deductible.

Frequently asked questions
Do you have an office in Haysville?
No. I serve Haysville from our Wichita office at 3234 E Douglas Ave. Most of the work happens by phone, email and secure upload, and we can meet in Wichita.
Is Haysville eligible for USDA loans?
When I checked USDA's eligibility map in November 2026, the Haysville city area showed as ineligible. The map can change, so check a specific address on USDA's eligibility site or ask me.
Can I use KHRC down payment assistance in Haysville?
Haysville is outside Wichita city limits, so it isn't excluded by location. You'd still need to meet KHRC's income limits and first-time buyer rules, pass the inspection and flood-zone rules, and use a KHRC participating lender.
Is an FHA loan a good fit for an older Haysville home?
It can be. FHA allows down payments as low as 3.5% for buyers who qualify, but the appraisal also looks at the home's condition. A good inspection helps you spot repairs before they surprise you.
What schools serve Haysville?
